An interactive availability calendar on your site: the guest taps arrival and departure, sees your own price and requests to book. The room is held instantly; you confirm with one click. Discount codes included for your campaigns.
Above the consent box stand your own booking, cancellation and payment rules — the deposit, the free-cancellation window, how the balance is settled — and their TEXT is stored with the request. Six months later you can say exactly what the guest agreed to, not merely that they ticked a box. The site will not go live until you have written those rules: it is not a formality, it is the only evidence you have when a deposit is argued over.
Every stay from every source in one calendar. Drag a booking between apartments, stretch a stay by its edge — and inside Lodvena a double booking stays structurally impossible, because a database constraint enforces it. A portal can still sell a night before the sync reaches it, so you confirm against the calendar (§12.5 of the terms).
The channels plan carries full two-way sync of bookings and prices. iCal calendars work always — on the smallest plan too.

A look inside
We are not selling a feature list. These are the five screens where the whole point becomes obvious.
A row is a room, a bar is a stay, and above the columns sits a nine-day forecast - each day exactly above the day it belongs to. Hover a bar and you get the guest, the dates, the channel and what is still owed, without opening anything. On the right, the day: who is arriving, who is leaving, what booked itself overnight and who owes money.

Eight numbers across the top — revenue, occupancy, nights sold, the average night, how early people book — and under them the night-by-night chart: the line is the money earned that night, the columns are arrivals. Two more panels begin at the bottom edge: which channel actually pays once its commission is off, and which apartment gets asked for. Further down, past the edge of the picture, who comes back and a map of the country your guests drive in from — that last one exists so you know where the advertising money should go.

The name and address arrive from the national VAT register, and companies you have invoiced before come from your own book. All of it in a drawer over a drawer over a drawer: the booking stays open underneath, so you never lose the place you were in.

Upload the floor plan, draw round the apartments, and from then on you see the house as it is: who is where, until when, what is free, what is waiting to be cleaned. Beside it, this floor's list — with the area, the balcony and how many it sleeps.

Three rules, each with its own moment: the welcome three days before arrival, the balance reminder seven days before, the thank-you a day after departure. You switch them on — the good letter is already written. The open editor shows one the way it is written: bare tags {guest}, {check_in_from}, {unit} that turn into the guest's first name, the check-in hour and the apartment on the way out. PL goes to guests who write Polish, EN to everyone else. Preview assembles the finished letter — on a letterhead with your logo and your website's colours — exactly as it lands in the inbox. And the after-stay letter asks for an opinion: you read it first and decide whether it goes on your site.

Eight panel themes: light, oak, glass, dark, ebony, nocturne, night glass and atlas. The choice belongs to the ACCOUNT, not to the property - an owner reading invoices at midnight and a receptionist under a strip light can have completely different screens, and each takes theirs to the next device. Same day, same bookings, on all of them.

Built properly
A database constraint enforces it, not good intentions: two stays cannot hold the same unit on the same night. A portal can still sell a night before word of the occupancy reaches it — so you check availability before confirming a stay (§12.5 of the terms).
iCal sync narrows the double-booking window; it does not close it — and we print that in plain sight instead of promising miracles in fine print.
Portal credentials are encrypted in the database. The database is dumped every two hours, the files once a night, a copy goes off the server, and once a week we restore one for real into a separate database. It is a maintenance measure, not an archive sold to you (§2.5 of the terms) — your own copy is the export, or one we issue on request.
